改革开放几十年以来,我国建筑行业空前发展,高质量低成本的发展目标成了现在投资方所关注的重点。但是,有效控制成本的难度很大,它受到一个项目从设计到投入使用整个过程中许多内部因素和外部因素的影响,变化也十分大,经常成为业主和施工方产生纠纷的原因之一。建筑信息模型(Building Information Model)容纳了一个工程项目从前期投资、设计、施工、到运维、拆除阶段的全生命期所产生的数据,它实现了工程各方数据信息传递的快速和准确性,使得管理者和参与者积极配合,实现工程项目的全周期动态管理,使得成本控制得到实际效果。 基于以上背景,为了阐述BIM在项目从前期投资、设计、施工到运营维护阶段的成本控制中的应用研究,提高效率,降低工程造价,本论文主要完成了如下工作: 1.对BIM的概念和特点进行阐述,讨论BIM技术对项目各个参与方(业主方、设计方和施工方)的管理模式和成本控制方法带来的革新和优势。讨论IFC标准的特点和优势以及BIM的相关软件情况。 2.对建筑业现状进行分析,从而引出成本控制的重要性。分别对成本的构成、成本控制的内容、措施和成本管理的方法进行阐述,本文中将BIM技术与成本方法中的挣值法结合起来,讨论项目在前期投资、设计、施工和运营维护阶段中运用BIM技术在人工、材料和机械等成本费用上的有效控制。 3.讨论各个阶段具体应用BIM技术进行项目成本控制的方法。本文讨论的是BIM在建设项目全生命周期中的技术应用,前期投资决策阶段使用Revit进行建模和估算工程量,与Ecotect软件结合进行耗能分析;设计阶段可以使用Revit直接导出工程量,然后将模型导入Navisworks软件进行碰撞检查,减少设计变更;施工阶段使用Navisworks软件进行施工模拟,并且配合Project进行施工进度管理。 4.最后经过实际案例检验以上工作在每一工程阶段中对工程项目所带来的利益,以上工作都成功提高了工作效率,比计划工期提前完成工作,降低工程造价,对于成本控制大大有利。因此将BIM技术与工程投资、设计、施工和运营维护期的成本控制工作结合起来,有效改善了现今成本控制工作的不足,提高成本管理工作的效率和准确性。

Since the reform and opening up decades, China's construction industry unprecedented development, high-quality and low-cost development goals have become the focus of investors’s attention. However, it is very difficult to effectively control costs, and it is influenced by many internal factors and external factors in the whole process from design to application. The change is also very large, and it is often one of the reasons for the dispute between the owner and the construction party. Building Information Model (Building Information Model) accommodates a project from the early investment, design, construction, operation and maintenance, removal phase of the full life of the data generated, it achieved the project’s data transmission and the accuracy , So that managers and participants actively cooperate to achieve full-cycle dynamic management of the project, making cost control to get the actual results. Based on the above background, in order to expound the application research of BIM in cost control of project investment, design, construction to operation and maintenance stage, improve efficiency and reduce project cost, this paper mainly completes the following work: 1. Explain the concept and acteristics of BIM and discuss the innovations and advantages of BIM technology to the management model and cost control methods of the project participants (owners, designers and builders). Discuss the acteristics and advantages of the IFC standard and the related software situation of BIM. 2. Analyze the status quo of the construction industry, leading to the importance of cost control. In this paper, BIM technology and cost method in the Earned Value and cost analysis method to discuss the project in the early investment, design, construction and cost management methods, cost control of the content, measures and cost management methods are described. BIM technology in the operation and maintenance phase in the manual, materials and machinery and other cost of effective control. 3. Discuss the various stages of the specific application of BIM technology for project cost control methods. This paper discusses the technical application of BIM in the whole life cycle of the construction project. The project is modeled and estimated by Revit in the early stage of investment decision-making. Energy analysis is carried out in combination with Ecotect software. The design stage can use Revit to directly derive the engineering quantity, Import Navisworks software for collision check, reduce design changes; construction process using Navisworks software for construction simulation, and with the Project construction progress management. 4. Finally, through the actual case to test the above work in each project stage of the benefits of the project, the above work have been successful in improving the work efficiency, ahead of schedule than the planned work to reduce the cost of the project, cost control is greatly beneficial. So BIM technology and engineering investment, design, construction and operation and maintenance period of cost control work together to effectively improve the current cost control work to improve the efficiency of cost management and accuracy.
